Pradhan Mantri Awas Yojana (PMAY) & its eligibility

Pradhan Mantri Awas Yojana (PMAY) (launched on 25th June 2015) is an initiative by Government of India in which affordable housing will be provided to the urban poor with a target of building 20 million affordable houses by 31 March 2022. It has two components: Pradhan Mantri Awas Yojana (Urban) (PMAY-U) for the urban poor and Pradhan Mantri Awaas Yojana (Gramin) (PMAY-G and also PMAY-R) for the rural poor. This scheme is converged with other schemes to ensure houses have a toilet, Saubhagya Yojana electricity connection, Ujjwala Yojana LPG gas connection, access to drinking water and Jan Dhan banking facilities, etc. Total 1 cr homes are approved against total demand of 1.12Cr as of 28 December 2019.

Condition for PMAY:

  1. Beneficiary max age 70 years.
  2. EWS (Economic Weaker Section) family income limit is Rupees 3 Lakhs per annum and for LIG (Lower Income Group) Family Income limit is Rupees 6 Lakhs per annum, and Middle Income Group -(MIG-I) income between Rupees 6 lakhs to 12 lakhs per annum, (MIG-II) income between Rupees 12 lakhs to Rupees 18 lakhs per annum
  3. The beneficiary should not have an own dwelling unit on the name of any family member in any part of India.
  4. The loan applicant should not have availed any central/state government subsidy or benefit for buying a home under the PMAY scheme.
  5. Currently, the loan applicant should not own any property under their name and along with any of the family members (including the dependents).
  6. The home renovation or improvement loans, self-construction loans will be allocated only for EWS and LIG categories.

Who are the Beneficiaries of PM Awas Yojana?

Primarily, the following categories can enjoy all benefits of this housing scheme.
  • Economically Weaker Section
  • Women (irrespective of caste and religion)
  • Medium Income Group 1
  • Medium Income Group 2
  • Scheduled caste and scheduled tribe
  • Low income population

What are the Objectives of PM Awas Yojana Scheme?

As per estimates, lakhs of residential properties costing around Rs. 50 Lakh are still unsold in the metropolitan cities. Contrarily, there’s a shortage of around 2 Crore housing units for the urban poor and rural population. The PM Awas Yojana aims to bridge this gap. There are 4 prime aspects of this PMAY scheme:
  • Construction of houses for slum dwellers to transform slums.
  • Undertake affordable housing projects in collaboration with the states and union territories.
  • Offering subsidy on home loan interest rates with its CLSS scheme to the economically weaker and medium income sections.
  • Providing financial assistance to EWS of up to Rs. 1.5 Lakh.

The government of India has extended these benefits to ignored sections such as widows, transgender individuals and others.

During the FY-2019 Budget session on 1st February, the Finance Minister confirmed the construction of 1.53 Crore houses till date under this flagship scheme.
